A Complete Application has been made by LIV Communities for Draft Plan of Subdivision for lands legally described as Part of Lot 215 Broken Front, Part of Lot 222, Part of Lot 223, Part of Lot 223 Broken Front, Part of Lot 224, Part of Lot 229, Part of the Road Allowance between Lots 222 and 215 Broken Front (Closed by By-law No 120-2012 as in R0824290), Part of the Road Allowance between Lots 222 and 222 Broken Front, Part of the Road Allowance between Lots 223 and 223 Broken Front, Part of the Road Allowance between Lots 223 and 224, Part of the Road Allowance between Lots 224 and 229, and Part of the Road Allowance between Lots 229 and 223 Broken Front, Geographic Township of Thorold, in the City of Welland and the City of Thorold, Regional Municipality of Niagara municipally known as 1 Quaker Road. The subject lands are designated Urban (Built-Up) Area in the Regional Official Plan, as Welland Recreational Waterway in the City of Welland Official Plan, and zoned Welland Recreational Waterway - WCW by By-law 2017-117.

The public is invited to make written submissions to the City of Welland Planning Division regarding this proposal prior to the decision.

Only a specified person, as defined in the Planning Act, or public body that has made an oral or written submission to the City of Welland Council before the approval authority gives or refuses to give approval to the draft plan of subdivision may appeal this decision.

If a person or public body does not make written submissions to Welland City Council before the proposed plan of subdivision approval authority gives or refuses to give approval to the draft plan of subdivision, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to add the person or public body as a party.
