The Planning Division is responsible for the administration, review and processing of various Applications submitted under the Planning Act to include preparation of various Agreements and By-laws for approval of Council.  Mapping, property matters and various other studies/programs are also dealt with by the Division.

  • Official Plan Amendments
    • Co-ordinating other Department and Agency comments as well as speaking to the merits of any Application for Council’s decision
    • Preparation of Amendment and corresponding By-law

  • Zoning By-law Amendments
    • Co-ordinating other Department and Agency comments as well as speaking to the merits of any Application for Council’s decision
    • Preparation of By-law
    • Updating of Consolidated By-law

  • Subdivision and Condominium Approvals
    • Co-ordinating other Department and Agency comments as well as speaking to the merits of any Application for Council’s decision
    • Preparation of Subdivision Agreements which take into consideration any and all Conditions of Draft Plan Approval
    • Preparation of By-laws
    • Final Approval of Plan for registration

  • Condominium Conversion Approvals
    • Co-ordinating other Department and Agency comments as well as speaking to the merits of any Application for Council’s decision
    • Preparation of Agreements, where necessary, which take into consideration any and all Conditions of Approval
    • Final Approval of Plan for registration

  • Site Plan Approvals
    • Co-ordinating other Department and Agency comments as well as authorizing Site Plan Agreements on behalf of the City Of Welland
    • Preparation of Site Plan Control Agreements

  • Co-ordination of the Purchase and Sale of City-Owned lands, excluding Industrial Lands
    • Preparation of Reports, negotiation of sales, acquiring required Appraisal Reports and recommending the sale of “surplus” City landholdings

  • Minor Variance or Permission and Consent
    • Comment on Applications submitted to the Committee of Adjustment, including providing secretarial and administrative support to the Committee of Adjustment

  • Providing Mapping Services to City Departments
     
  • Co-ordinating Letters of Compliance for Real Estate Transactions
     
  • Providing Counter Customer Service Concerning City Planning Requirements
     
  • Co-ordination of Incentive Programs – Downtown and Health and Wellness Cluster, Brownfield and Gateway
     
  • Co-ordination of Planning Related Studies
