PURPOSE: Application is made for consent to partial discharge of mortgage or charge and to convey 336 square metres of vacant land, shown as Part 2 on the sketch attached to the application, for future residential use of a semi-detached dwelling unit.
Part 1, being 728.8 square metres of land, will be retained for continued residential use of the existing dwelling known as 718 Ontario Road.
The effect of this consent application is to create 1 new lot for a future semi-detached dwelling unit.
The subject land is also subject to concurrent Minor Variance File No. A16-2025 and related Consent File No. B003-2025WELL.

PURPOSE: Application is made for consent to partial discharge of mortgage or charge and to convey 334 square metres of vacant land, shown as Part 3 on the sketch attached to the application, for future residential use of a semi-detached dwelling unit.
Part 1, being 728.8 square metres of land, will be retained for continued residential use of the existing dwelling known as 718 Ontario Road.
The effect of this consent application is to create 1 new lot for a future semi-detached dwelling unit.

PURPOSE: Application is made for consent to partial discharge of mortgage or charge and to convey 3.427 hectares of land containing various buildings/structures used in association with fairground events, and shown as Part 1 on the sketch attached to the application, for future institutional use of a school.
Part 2, being 18.02 hectares of land and containing various buildings/structures in association with fairground events, will be retained for future residential development.
The effect of this consent application is to create 1 new lot for a future school on Part 1.
4 FILE NO. B005-2025WELL
Owner: White Brook Farms Limited
Location: 398 Schisler Road
PURPOSE: Application is made for consent to partial discharge of mortgage or charge and to convey 4,059.50 square metres of land containing a single detached dwelling, shown as Part 1 on the sketch attached to the application, for the disposal of a surplus farm dwelling known municipally as 398 Schisler Road.
Part 2, being 11.86 hectares of land and containing a barn and accessory building, is to be retained for continued agricultural use.
The effect of this consent application is to create 1 new lot for the disposal of a surplus farm dwelling.
The subject land is also subject to Minor Variance File No. A18-2025.
5 FILE NO. A16-2025

PURPOSE: Variance requested from Zoning By-law 2017-117, as amended as follows:
Section 5.36 - Setback Requirements Adjacent to Railways - To eliminate the required 2.5 metre high safety berm for a proposed dwelling on a proposed lot yet to be created (Part 2 on sketch).
The subject land is also subject to concurrent Consent Application File No. B002-2025WELL and related File Nos. B003-2025WELL and A17-2025.
EXPLANATORY NOTE: Relief is requested to remove the safety berm requirement for a proposed dwelling on a proposed lot shown as Part 2 on the sketch.

The subject land is also subject to concurrent File No. B005-2025WELL.
EXPLANATORY NOTE: Relief is requested to permit the creation of a retained lot with reduced lot frontage (Part 2 on sketch).

Owner: Henley Heights Construction Inc.
Location: 9 Gadsby Avenue
PURPOSE: Variance requested from Zoning By-law 2017-117, as amended as follows:
Table 6.4.1 - Required Parking Spaces - Accessory Dwelling - To permit a reduction in the required tandem parking space from 1 to 0, for a proposed accessory dwelling unit in a proposed single dwelling.
PLEASE NOTE: This Hearing has been revised to reflect a Hearing date for the Committee to continue its consideration of this file.
EXPLANATORY NOTE: Relief is requested to reduce the required parking to 0 for a proposed accessory dwelling unit to be located within a proposed single dwelling.
Key maps identifying the location of the subject lands for each Application are shown.
A Public Hearing will be held by the Committee to consider these Applications at 5:00 P.M., Wednesday, June 25, 2025 at the Civic Square, Council Chambers, 60 East Main Street, Welland.
You are entitled to attend this hearing in person to express your views orally in favour of, or in opposition to, the applications.
You may make written comments in favour of, or in opposition to, this Application, to be considered by the Committee at the Hearing. Please submit written comments to the Secretary-Treasurer at the address or email shown below by Thursday, June 19, 2025. All comments received will form part of the public record.
If you do not participate in this hearing, it may proceed in your absence and except as otherwise provided in the Planning Act, you will not be entitled to any further notice in the proceedings.
The applicant or their agent must participate in the hearing.
If a specified person or public body that files an appeal of a Decision of the City of Welland Committee of Adjustment in respect of the proposed Consents does not make written submissions to the City of Welland Committee of Adjustment before it gives or refuses to give a provisional Consent, the Ontario Land Tribunal may dismiss the appeal.
If you wish to be notified of the Decision of the City of Welland Committee of Adjustment in respect of the proposed Consents and Variances, you must make a written request to the Secretary-Treasurer at the address or email shown below. This will also entitle you to be advised of a possible Ontario Land Tribunal Hearing should the Decision be appealed by the Applicant, the Minister or a specified person or public body that has an interest in the matter.
