The Municipal Property Assessment Corporation’s (MPAC) role is to accurately value and classify properties in Ontario in accordance with the Assessment Act and regulations established by the Ontario Government.
The Current Value Assessment valuation date has been updated to January 1, 2012 from January 1, 2008, and is effective for the 2013-2016 taxation years.
The market increases between the 2008 CVA value and the 2012 CVA value will be phased in over four years. All market decreases will be applied immediately for the 2013 taxation year. Every property owner in the Province of Ontario will have received an Assessment Notice this fall which will indicate the 4 year phase-in values.
Comparing your assessment to similar properties in your area will help you determine its accuracy. You can obtain detailed information about your property and information on up to 24 additional properties of your choice free of charge, by logging on to AboutMyProperty at www.aboutmyproperty.ca
If you do not agree with the Current Value Assessment (CVA) of your property, you may appeal this value by filing an RFR (Request for Reconsideration) form, free of charge, before April 1st of the taxation year (RFR forms can be found at www.mpac.ca/property_owners/forms.asp). If a property, or a portion of it, is classified as residential, farm or managed forest, it is mandatory to file a Request for Reconsideration (RFR) prior to filing an appeal with the Assessment Review Board (ARB). Property owners have 90 days to file an appeal with the Assessment Review Board (ARB) after MPAC has notified them of its decision. For all other property classifications, it is not mandatory to file a Request for Reconsideration (RFR) before filing an appeal with the Assessment Review Board (ARB) www.arb.gov.on.ca.
