The Municipal Property Assessment Corporation’s  (MPAC) role is to accurately value and classify properties in Ontario in accordance with the Assessment Act and regulations established by the Ontario Government.

The Current Value Assessment valuation date has been updated to January 1, 2016 from January 1, 2012, and is effective for the 2017-2020 taxation years. The market increases between the 2012 CVA value and the 2016 CVA value will be phased in over four years. All market decreases will be applied immediately.

Comparing your assessment to similar properties in your area will help you determine its accuracy. You can obtain detailed information about your property and information on up to 24 additional properties of your choice free of charge, by logging on to AboutMyProperty™ at www.aboutmyproperty.ca.

If you do not agree with the Current Value Assessment (CVA) of your property, you may appeal this value by filing a Request for Reconsideration (RFR) form, free of charge (RFR forms can be found at www.mpac.ca/PropertyOwners/Forms). The deadline to file a Request for Reconsideration (RFR) will be noted on your Property Assessment Notice being issued by MPAC later this year.

If a property, or a portion of it, is classified as residential, farm or managed forest, it is mandatory to file a Request for Reconsideration (RFR) prior to filing an appeal with the Assessment Review Board (ARB). Property owners have 90 days to file an appeal with the Assessment Review Board (ARB) http://elto.gov.on.ca/arb/ after MPAC has notified them of its decision. For all other property classifications, it is not mandatory to file a Request for Reconsideration (RFR) before filing an appeal with the Assessment Review Board (ARB).
